Large corporations often hire risk managers to handle this task and some companies hire consultants with expertise in disaster planning and recovery to assist them with their plans. But small businesses can do the analysis and planning on their own.
Your business disaster plan:
Set up an emergency response plan and train employees to carry it out. Make sure employees know who to notify about the disaster and what measures to take to preserve life and limit property losses.
Write out each step of the plan and assign responsibilities to employees in clear and simple language. Practice the procedures set out in the emergency response plan with regular, scheduled drills.
Compile a list of important phone numbers and addresses. Make sure you can get in touch with key people after the disaster. The list should include local and state emergency management agencies, major clients, contractors, suppliers, realtors, financial institutions, insurance agents, and insurance company claim representatives.

Common Causes of Commercial Structure Fires

All water is not created equal when it comes to water damage. There are three different classifications of water: clean, gray and black. When you learn about the differences in these types of water, it will help you better understand how to handle the situation.
There will always be a cleanup and restoration process that will follow a water damage situation no matter what type of water has caused damage. It is important, however, to be quick about removing all of the moisture and damp items to hamper the growth of mold since moisture is its ideal environment.
What is Clean Water
Much like its name states, clean water is considered just that—clean—and is not the type to pose an immediate threat to your health. This water is free of contaminants and can come from:
- Broken water lines
- Malfunctioning appliances
- Toilet holding tanks
- Snow melt and rainwater
This type of water damage is the easiest type to work with, since you won’t be dealing with many microbes living in the water, but remember, after 48 hours and following contact with the surfaces of a building, clean water will change to gray water.

Where do alerts come from? When a forecast is made, how is the storm’s location, duration and strength monitored? There are actually several pieces of information that work together to create and issue alerts.
The entity responsible for both forecasts and issuing weather alerts is the National Weather Service. Around the nation there are six different regional offices and over 100 forecasting offices, which means weather alerts are localized and more accurate. Our weather forecasts come from the office located right here in Brownsville.
The National Weather Service personnel and other meteorologists utilize several different forms of information in order to create a forecast, including sensors, seismic activity, various meters and satellite radar. The type of data used varies according to the type of weather event predicted to occur, but the end result is always to make the most accurate forecast possible.

We all need to understand the difference between a “watch” and a “warning,” as these are two words that will be used in almost every weather situation. Thunderstorms, floods and winter storms are just three examples of weather activity that will almost always have both watches and warnings issued along with them.
When a watch is issued, it will cover a large area and mean that there is potential for a severe storm to move in. You should begin preparing your home and your family and ensure you have a way to continue to receive alerts.
A warning is issued for a much smaller area, typically a town or a county, when a dangerous storm has been pinpointed. When a warning is issued, you should move to safety immediately.
Our subtropical climate means that our winters are mild but our spring and summer come with a wide variety of weather extremes. Our coastal neighborhoods have to prepare for hurricanes and coastal flooding, while the rest of our area needs to always be ready for severe thunderstorms, tornadoes, river flooding and flash floods.

Our SERVPRO crew was dispatched to a local animal shelter due to signs of microbial growth spreading within the shelter. In order for our technicians to begin the Mold Remediation process, they had to evacuate all the pets that were currently sheltered in the building and placed them in a safe area outside the facility. After a fire broke out in this home the sprinkler heads were faulty and DID NOT go off leading SERVPRO to the rescue !
A sprinkler line will continue to flow until the water is shut off. A typical sprinkler installation is capable of discharging between 20-40 gallons of water every minute. That’s enough water to cover more than 40 square feet of the gym floor in less than five minutes. The water will eventually seep into floorboards, causing the wood to expand. If water is left to sit long enough, the floorboards could buckle and any hopes of salvaging the hardwood are gone.
In an ideal world, every broken sprinkler head would be accidental. But we do also have accidents caused by kid’s even pets. Hanging lights, ceiling fans, wall clocks, and sprinkler heads are attractive targets for a group of under-stimulated and under-supervised kids. A random walkthrough of the facility at peak hours is a simple and effective supervision technique. Encourage members to notify staff if they witness raucous behavior and develop internal procedures to handle members who fail to follow rules.
Minimizing Damage from Broken Sprinkler Heads
If a water pipe bursts or a sprinkler head opens unexpectedly, you can save your facility thousands of dollars simply by knowing how to quickly locate and operate the water control systems. The first step is knowing where to find the controls.
The next step involves working with the contractor who services your suppression system. Have them explain your role in the event of an accidental discharge.

I bet the first thing you ask yourself when your pipe burst after a winter storm is...” But why?” A more common question that you may think. We want to talk a little about WHY this happens and WHAT you can do to prevent your pipes from bursting in the winter
Water. It’s a very interesting liquid if ask me. When water is its liquid form, it’s molecules are in constant motion allowing very little space between them. As the temperature of the water starts to drop it begins restringing movement and creating a more defined structure, the molecules are becoming stronger now. As the water continues to freeze it continues to expand. What does this mean for your pipes... “POP!!”
What can you do to prevent pipes from bursting?
Allow faucets to drip. Letting your faucet drip promotes water movement. Moving water is less likely to freeze, even if it’s a trickle, it can help prevent your pipes from bursting.
Insulate pipes. Insulating your pipes adds an extra layer of protection from freezing temperatures. There are several materials you can use to insulate your pipes, such as foam and heat tape. You can usually find these materials at your local home improvement store.
- Open sink cabinets. Opening sink cabinets in your kitchen and bathrooms allows warm indoor air to surround pipes. The warm air around the pipes can prevent the water from freezing.
- Maintain pipes.
- You should routinely inspect your water pipes for any signs of damage, especially before the colder months.
- Damaged pipes should be repaired or replaced immediately.
- Pipes that are compromised with cracks are more likely to burst at the slightest instance of water expanding.

DID YOU KNOW!? According to the National Fire Protection Association, there’s a new structure fire every 63 seconds! Research by the NFPA concluded that sprinklers were effective at controlling fire in 96 percent of fires in which they operated.
The way that we see it is that it’s important to work with your fire protection contractor to fully understand how your system works and how to keep it properly maintained. Building owners often incorrectly think the fire sprinkler contractor will manage their system for them.
Without understanding your building’s sprinkler system, your building could be at risk of a large fire loss, and with that being said let’s talk about the Common Types of Fire Sprinkler Systems:
Wet Pipe Systems – Wet pipe sprinkler systems are the most common. When heat activates a sprinkler head, pressurized water stored in the pipes is released. Each sprinkler head is activated individually, which can help reduce water damage in the event of a false alarm.
Dry Pipe Systems – Dry pipe sprinkler systems don’t store water in their pipes. Instead, the pipes are filled with pressurized air. When a sprinkler head is activated, the gas is released and the pipes fill with water and discharge. This type of system is typically more complex and used in buildings or sections of buildings that are susceptible to cold temperatures.
Pipe Schedule Systems – In this type of system, the designer must know the hazard classification of the building or contents to be protected, the amount and duration of the water supply, and the specific placement of the sprinklers. This type of design gave way to hydraulically designed systems around the mid-1970s, but many buildings still have systems that were designed using a schedule. According to NFPA 13, pipe schedule systems cannot protect extra hazard occupancies.
Hydraulic Systems – Now that NFPA 13 prohibits the pipe schedule method, except in very limited instances, most systems are designed using hydraulic calculations. This type of system uses mathematical analysis of the water carrying capacity of the pipe network to ensure that enough water is put on the fire to suppress it. It’s designed to match the potential fire hazard to the pressure and volume of the available water supply.

There’re many precautions you can take to prevent fires in your home and feel safe. The reality is even if we take 1000 precautions accidents happen on a daily basis. Sometimes theses accidents can even be a result of mother nature. Lightning strikes shouldn’t be taken lightly, when the National Weather Service reports that lightning starts about 4,400 house fires each year.
There are 2 main sources we have found to help local residents be prepared in the event of a fire outburst:
- Smoke Alarms- We all remember the usual routine fire drills we would have in school hopping it would be during our p.E time to get out of doing exercise! How many fire drills do you remember having in your home? Or in your work scenario? Not many or none at all huh.. Let’s change that. Setting up a smoke detector can cut nearly HALF of the risks of fires. Remember to use the MUTE setting when cooking or baking instead of turning it off. Test your smoke detector once a month. Note: Make sure they are wired together, so that if one sounds, they all sound.
- Fire extinguishers- consider having 1-2 of these around the home. An extinguisher rated “A-B-C” is recommended for home use. Many are designed also just for a one time (take this into mind in the event you happen to use it). Note: if you the fire is not being put out by the extinguisher, drop the extinguisher and get out. There’s no need to play hero when it comes to a fire, go to your designated safe zone and call 911 for further instructions and don’t go back in the home.

Fires in general are always going to be unexpected. When we find ourselves away from homes, we may grow a sense of panic (which is important not to do!) Remember these steps when in the middle of a fire, for a peace of mind when facing such scenarios.
If you are the owner to your business you may want to remind your employees:
- Turn off electronic devices at the end of the day (this will help prevent any fires)
- Keep heat producing equipment (copiers, computers, coffee makers, microwaves,) away from anything that might burn.
- Report any faulty wiring or equipment’s malfunctions

- Close doors when exiting to help limit the spread of smoke and fire

Mold can be anywhere and everywhere. Although we may think, “mold is small”, it can easily grow and spread faster than we think. Interesting fact: Mold can produce these spores that will float in the air and spread from outdoors to indoors and vise versa.
Mold can be found from outside, inside and yes even your commercial business. Mold typically, will grow in a wet or constant damp indoor areas. This can lead to interior damage like rotten wood or damaged drywall.
If you see mold inside your commercial space, it should be taken care off immediately before it causes problems and interrupts your business. If you’re an employee report any mold finding to upper management for proper procedures. Having your home carpeted is probably one of the best feelings ever! Dealing with damages to it is a different story. The idea of a moist carpet is just awful, and if let alone could lead to mold growth. It can take just 30 seconds for a small flame to turn into a major blaze (Department of Homeland Security). An average of 358,500 homes experiences a structural fire each year (NFPA). Every day, at least one child dies from a fire inside the home (Stanford Children’s Hospital). Its crazy to think all this is coming from a house fire, but nothing is impossible.
Let’s observe these following safety tips:
- Heaters- be sure to keep these heaters at least 3 feet away from any flammable objects, such as blankets or curtains.
- Space heaters- should be kept on tile or ceramic flooring — away from carpets or rugs. (Consider purchasing a space heater that automatically shuts off in the event it’s tipped over.)
- Be sure to extinguish the embers in a fireplace or the flame of a candle
- Install a fire alarm in every room and every floor of your home. Install a carbon monoxide detector on every floor of your home. Test all devices yearly and replace batteries as needed.
- If the unthinkable happens and you do find yourself in a house fire, remember:
- “Stop, drop, and roll” if your clothing is on fire.
- Crawl low to the floor and keep your airways covered.
- Touch door handles to test if they’re hot before opening the door.
- To open and use a fire extinguisher, use the following acronym: PASS
- Pull the pin
- Aim low at the base of the fire
- Squeeze the handle slowly

Although we talk a lot about our customers homes, their water damages, how common they are and how to prevent them, we can’t ignore the fact that business’s also encounter damages within their buildings and/or offices. After doing some research, we learned that the American Housing Survey of the U.S. Census showed that out of 100 representatives of US office buildings, 85% of these are past water damage while 45% are experiencing current leaks. Financially as a business owner, its important to maintain the stability of your building.
Here are some major causes of water damage we want to provide as a key guide for owners to follow and assure there are no water damages that may lead to crucial damages in the future
- Damaged sprinkler system- the law requires for all commercial entities, incase of a fire, to have a sprinkler system, along with a fire alarm. After some time, sprinklers may get broken or begin to malfunction. The one time we need to be extra cautions, when it comes to rain, is when its won’t stop raining. Born and raised in the valley, I believe we can all agree we tend to experience prolonged and heavy rainfall the most.
Prolonged rainfall is basically continuous rain. Take note, after a long period of rainfall the ground will become saturated and won’t absorb water anymore. Once the ground reaches this point, this tends to lead to a rapid increase surface runoff.
Now when we mention heavy rainfall, we think “well isn’t that the same thing?” In a way yes, with one major exception. Prolonged rainfall will take longer to end up in flood as for heavy rainfalls can fall so rapidly creating a flash flood.
we’ve already began to see more rain, especially this week, in the valley. Being knowledgeable of the rain we’ve been experience can have us prepared on what to except. According to the National Fire Protection Association (www.nfpa.org), Holiday fires caused an average of three deaths, 15 injuries, and $10 million in direct property damage annually. On average, one of every 52 reported home fires that began with a Christmas tree resulted in a death, compared to an average of one death per 135 total reported home fires. When Your Water Heater Breaks, Here Are Some Steps You Can Take!

Broken Water Heater? Follow These Steps!
A broken water heater is a nasty surprise, especially if you’re in the middle of a shower. If yours starts making unusual noises or stops working completely, take these steps immediately to minimize the impact on your home.
Turn off the power supply - For a gas water heater, look for a dial on the top of the thermostat. For an electric water heater, turn the circuit breaker off water heater
Turn off the water supply - Turn the water valve clockwise (“righty tight”) until it stops. It’s very important to turn off the supply of water to the heater. If you can’t turn the valve to the heater, you’ll have to turn off the water supply to the house.
Drain the water heater - Find the drain valve at the bottom of the water tank and attach a hose to it. Run the other end of the hose to a lower area where dirty water can safely drain, such as a basement drain. Open the drain valve, using a screwdriver if necessary.
Open the pressure relief valve - Flip the valve on to keep a vacuum from forming while the water is draining. Caution – the water may be very hot.
Rinse the water heater with cold water - Once the water heater has been completely drained, rinse it with cold water to flush out any remaining sediments.

1) Have an Emergency Action Plan in Place
An effective plan will enable your tenants to vacate the property quickly and calmly, as well as gather at a safe distance from the building. Make sure your exits are clearly marked, unobstructed, and known to all. OSHA provides a great tool for developing an Emergency Action Plan for your property that encompasses virtually any scenario.
2) Know Your Tenants
Do you have tenants with special needs such as those who are visually, hearing, or mobility impaired? Are there small children (apartment complexes, daycares, etc.) that may require extra assistance/attention? What about those with respiratory issues? How to Stay Safe Before the Thunderstorm
- Secure all outdoor belongings to avoid them from blowing around and causing property damage.
- Remove any large debris from the yard, such as large branches, construction and gardening tools, etc.
- Shut all outside windows and doors.
- Unplug all electrical equipment.
- Bring all pets inside.
Staying Safe When Not at Home During the Storm:
- When in the car, close the windows. Do not touch any metal part of the car. Also, do not attempt to drive anywhere safe as flash floods are known for causing severe damage to cars.

The fairly typical scenario we’ve probably all had the misfortune to witness: broken/leaky pipe. It’s more of a common occurrence than I first believed. It’s a major pain to deal with. More so out of inconvenience than anything else. It’s not really that large of a situation to call up your insurance company and file a claim.
The last thing you want to have to do is file a claim and mess with your insurance. So, what do you do?? Guess you grab some towels and buckets and cancel your weekend plans, right?
Guess again! Not so fast!
You may ask: “Well what’s the harm in picking up the mess? It has to get done, right?”
The issue is really about all the things that are lying beneath the surface… behind the walls, under the carpet/tile. The things we don’t see.
- Do you have pets? No matter how well you’ve cleaned up after them, they leave behind all kinds of germs and bacteria, and when they come back into contact with water, those harmful toxins are reactivated and can leave foul odors, and stains
- What year was your home built? This may seem like a pointless question at first, but it really helps us find out what tools we’re gonna need to get the job done the right way. See, in the early 90's, there was a large amount of Chinese Dry Wall being used in home construction. The difference in this type of drywall is that it is a lot more dense, heavier and may even contain metal. This plays a big role in how long we’d need to leave drying equipment set up.
The type of insulation of your home is another factor to consider. Carpet? Type of carpet pad? Type of tile? Ceramic? Sub floor? Plank wood floor? You get the idea.
- Relative Humidity. Well you can just open a window, right? That’ll dry it out, right? Relative Humidity. That’s the difference between humidity in the home vs. outside the home. And the difference in whether you might get mold or not. Unless you have the equipment to test the moisture levels in the air, then it may not be the best idea.
You may be able to mop up the surface, but that’s as far as most will be able to reach. It’s the water you don’t see that becomes the problem. Can’t exactly mop behind your walls, or under your tile. A few weeks may go by and you’ll notice a funky smell that never really goes away… and that’s when you’ll know: mold.
Although at first thought, it may seem like unnecessary, fancy solutions to a simple problem… it’s honestly way more than that. Getting in front of the problem to prevent secondary damage is what SERVPRO does best.

This is the aftermath of a home who suffered a severe Fire loss.
Our team has responded so far to 3 fire losses this week. The cause of loss in this East Mission home is unknown. This before picture shows the disaster left behind after the fire was put down from the fire department. SERVPRO of East Mission/ South Edinburg was called in to clean up the aftermath! This picture was taken on day one of the project. our technician supervisor performed a Fire scope in this home, and day two, our team of professionals will be ready to restore this home back to Pre-loss fire conditions, and make it "Like it never even happened." This flooded home was caused by a recent storm.
When it comes to water damage, You would be surprised how many big water losses we have come across to like this one! No matter the size of the job, We have the ability to handle any situation calmly, and professionally, and give you the best results in every water job we receive. This home suffered an emergency water loss and our team responded as soon as possible, Once we arrived at the scene, we began services as quick as possible to prevent any further damages. Our Team started off the project with extracting the standing water that was remaining in the customers home. We then proceeded to separate all the salvageable items, and the un-salvageable items in the home. Our Technicians had to remove our customers carpets due to the water being a category 3 Loss. Once we finished the extraction, we began the mitigation process. After the home was dry we the proceeded to the final step, which is repairs to our customers home.

Severe flooding after the major storm.
A recent storm that hit the RGV recently caused a major flooding in Harlingen, TX That affected many houses with more than 2" of water. Our technicians worked long, and hard hours for a whole week to make sure that all homes were restored in this difficult time in the valley. Our Team had to team up with 2 of our local SERVPRO'S in the valley to make sure we were able to assist as many people as possible.
